| In most of the cases the building expert doesn't appear in public until the parties involved with the buliding end up in a quarrel, for example in a trail. However, recently we see the tendency, that experts get the order to consult much earlier by the owners, contractors, banks, insurances, government, investors and real estate agencies. | ||
| Features of the expert: | ||
| The oficially authorized and sworn expert has proven his excellent specialized know ledge in his specifically authorized topic in front of an examination commision. His specialized knowledge is permanently controlled by the chamber of industry and trade in Germany. His license is valid for a certain period of time. The above mentioned criteria don't refer to the called free or self nominated experts. Officially authorized experts assure quality in buliding by neutral reports and consulating within the whole process of building. |

| Activities of the officially authorized expert: | ||
| The building expert has vorius possibilities to interfere in the process of building, starting from the first stage of planning up to the guaranteed acceptance test after finishing the building | ||
| The accompanyning consultation given to the owner contains advices as | ||
| - concerning technical aspects of the bulding (the actual task of the expert) - with respect to contracts (always in presence of a lawyer and / or notary public) - with regard to economics (together wirh financial consultants, economy officers) |

| Typical activities of quality assurance | ||
| - permanent control of the building process including recording of defects - test of the row building - accecptance test of the archievement after finishing the buliding - accecptance test after term of warranty - expert report in case of defects / damages and insufficencies |

| In case of trial | ||
| - moderation / mediation between sites (settlement without interference of the court) - as referee (also prior to trial) - as expert in charge of the court in case of a trial to record proofs or in the context of an independent proceeding of proving |
